Frequently Asked Questions
Full-service property management is a comprehensive solution for property owners who want a hands-off approach to their rental investments. The specific services can vary, but they generally encompass all aspects of managing a property, from finding tenants to handling day-to-day operations and financial reporting.
Here is a breakdown of what is typically included:
Marketing and Advertising: This includes creating and distributing property listings on various platforms, taking professional photos and videos, and conducting market analysis to determine the optimal rental price.
Tenant/Guest Screening: A crucial step to ensure quality occupants. This typically involves background checks, credit checks, eviction history checks, employment and income verification, and speaking with previous landlords or hosts.
Leasing and Booking: For long-term rentals, this means drafting, negotiating, and executing lease agreements. For vacation rentals, it involves managing calendars and listings on platforms like Airbnb and Vrbo, and handling the booking process.
Rent and Payment Collection: The management company handles all rent or payment collection, including late fees. Many use online portals to make payments convenient for tenants and guests.
Maintenance and Repairs: This is a major component of full-service management. The company coordinates all maintenance requests, from emergency repairs to routine upkeep. They typically have a network of vetted contractors and vendors.
Financial Reporting and Accounting: We provide detailed financial statements, including income and expense reports, which help owners track their investment's performance and simplify tax preparation.
Inspections: Regular property inspections are conducted to ensure the property is being well-maintained and to identify any potential issues before they become major problems.
